Booking Terms

A booking is considered to have been made once the required deposit has been received and a confirmation of booking issued showing the confirmed holiday dates. 

Bookings cannot be accepted from persons under 21 years of age. 
The deposit of at least the first nights accommodation must be paid at the time of booking or within 3 days where the booking is not being taken online.

Deposits are not refundable within 8 weeks of the start of your booked dates.  

The booking is considered to be with the lead guest and all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party comply with the terms and rules set out.

Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the bookingalong with any paid monies. 

All guests staying at the property should be registered with their names, ages at the time of staying. 
The maximum number of persons occupying the property must not exceed the limit of the property being used (as advertised) and only those listed on the booking form can occupy the property.If you wish to invite additional visitors to visit you during your stay, please ask us first.

No extra overnight visitors are allowed to stay at the property. 

The owner reserves the right to refuse a booking without giving any reason. 
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes. 

The balance of the payments will be due on the day of arrival at the property. The balance is non-refundable. All cancellations must be notified in writing and once received we will confirm the cancellation. We recommend that suitable travel insurance is taken out by our guests to cover any losses due to late cancellations.

If you are booking using an online service the booking may be cancelled using the same channel. 

If your booking is cancelled by us for any reason,notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us. 

Check-in will be from 1600hrs on the day of arrival and you must leave the property by 1000hrs on your departure day. Failure to do so may result in you being charged a further day’s rental. 

You must not use the property except for the purpose of a holiday.
The client may in no circumstance re-let or sublet the property. 
Smoking is not allowed in the property.

Pet(s) staying at the property are with approval of the owners, an additional fee is payable.
Guests are responsible for cleaning up after their pet(s).
Pet(s) are not to be allowed on the furniture or beds.
Pet(s) must not be left alone in the property.
If the property requires additional cleaning due to excessive pet hair or if pet(s)have been in the bedrooms, or on a sofa, we will charge a reasonable fee of at least £50 fee to cover the extra cleaning costs.
You are responsible for your pets and you will be charged for any damage caused by your pets. 

Damage deposit– In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

A security deposit of 10% of your booking fee isrequired and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages. 
If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. 
If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are tobe paid for in full within 7 days of notification. 

If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result. 

Do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside. Please lock the doors and close the windows when you leave the property unoccupied. 

Please make sure you switch off lights, and any electrical appliances when you go out.

On checkout please return any thermostats to the settings they were on arrival. 
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. 
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you. 
The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.

Hot tub
No children under 18 without adult supervision.
No glasses or glass containers to be used around the hot tub, use the plastic cups provided.
Guests must shower before entering the water and remove suncream and makeup.
Please replace the hot tub cover after use to retain heat. 

We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid. 

Fireworks, Chinese lanterns, candles and portable BBQs are prohibited. 

Wi-Fi – the guest agrees to reasonable and lawful usage. 

Domestic electric vehicle chargers (commonly known a‘trickle charger’) are not suitable for use at the property, should not be plugged into the property plug sockets and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers. 

Dedicated electric vehicle charging point.
The charging point is for the use of the booking party only.
We do not guarantee availability and unavailability shall not constitute abreach of our booking contract.
Use is at the owner’s own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the charger unless the damage was caused directly by our negligence.
You shall be responsible to us for any damage to the charging point or loss suffered by us caused by your use of the charging point. Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it. Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without are fund if they do not abide by the rules.
